  • Conduct regular property inspections and identify maintenance requirements or compliance issues.
  • Ensure all managed properties remain compliant with current Scottish lettings legislation and safety regulations.
  • Manage compliance documentation including Gas Safety Certificates, EICRs and HMO requirements.
  • Handle tenancy disputes, deposit negotiations and complex property matters professionally.
  • Maintain accurate records using property management software.
  • Deliver an exceptional customer experience whilst supporting landlord retention.
  • Mentor and support junior Property Managers, sharing knowledge and best practice.
  • Work collaboratively with the wider team to continually improve service standards and operational efficiency.
Skills and Qualifications:
  • Minimum of 3 years' experience within residential property management.
  • Strong knowledge of Scottish residential lettings legislation and compliance.
  • Experience independently managing a residential property portfolio.
  • Excellent communication and relationship-building skills.
  • Highly organised with exceptional attention to detail.
  • Confident managing contractors, maintenance issues and tenancy disputes.
  • Experience using property management software such as SME, Fixflo or InventoryBase.
  • ARLA Propertymark and/or Letwell qualification would be advantageous.
  • Previous mentoring or supervisory experience is desirable.
  • Positive, proactive and customer-focused approach.
Package and Benefits:
  • Basic Salary: Up to £39,200 per annum.
  • Quarterly KPI bonus scheme.
  • Monday-Friday, 9:00am-5:00pm – no weekend working.
  • 30 days annual leave (including bank holidays).
  • Ongoing training and professional development.
  • Employee mentoring programme.
  • Monthly team incentives, competitions, lunches and half-day rewards.
  • Quarterly company social events.
  • Sick pay.
  • Bereavement leave.
  • Friendly, supportive and collaborative working environment.
