Senior Property Manager – Maintenance & Operations - #2169034
HomeForce Property Management Ltd
Salary: £35,000–£40,000 depending on experience
Job type: Full-time, permanent
An opportunity to help shape two growing Edinburgh businesses
HomeForce is looking for an experienced, organised and commercially minded Property Maintenance & Operations Manager to join our small, friendly Edinburgh team.
We operate two complementary businesses:
- HomeForce Property Management provides residential letting and property management services to landlords across Edinburgh.
- Edinburgh HomeForce connects customers with a trusted network of local tradespeople and supports contractors with job management systems and services.
Essential Experience
We are looking for someone with substantial hands-on experience in residential property management and lettings, alongside proven experience of directly managing, supporting and developing an office-based team. This is essential, as the successful candidate will take day-to-day responsibility for our Edinburgh office.
The successful candidate will take day-to-day responsibility for our Edinburgh office, including training junior colleagues, coordinating maintenance and compliance, and ensuring our systems and procedures are followed.
Importantly, this is very much a hands-on role, not simply a management position. We're a small business, and everyone needs to be willing to roll up their sleeves and get involved in the day-to-day nitty-gritty, whether that's dealing with customer enquiries, arranging contractors, managing jobs or resolving problems.
Equally, this isn't a role where you'll simply be expected to follow existing procedures. You'll have a real opportunity to help develop our systems, improve how we work and shape both businesses as they grow.
Experience solely in commercial facilities management or building maintenance is unlikely to provide the breadth of experience required.
What you'll be doing
Property maintenance and compliance
- Coordinate maintenance and repairs across our managed property portfolio.
- Arrange statutory compliance inspections and certification, including gas safety, electrical inspections, PAT testing and other landlord requirements.
- Liaise with landlords, tenants and contractors to ensure work is organised and completed efficiently.
- Manage quotations, job progress, deadlines and follow-up.
- Build and maintain strong relationships with our network of accredited contractors.
HomeForce operations
- Handle incoming customer enquiries and assess maintenance requirements.
- Create and allocate jobs through our in-house job management software.
- Liaise with contractors and customers to keep work progressing.
- Help maintain high standards of customer service across both businesses.
Systems and business development
- Work closely with the business owner to improve operational procedures.
- Help develop and make better use of ServiceM8 and our in-house job management software.
- Identify opportunities to automate repetitive tasks and reduce administration.
- Contribute ideas to improve efficiency, customer service and business growth.
Who we're looking for
We're particularly interested in candidates with substantial experience in residential property management and lettings, ideally combined with property maintenance coordination, contractor management and office-based team leadership.
You'll need to be:
- Exceptionally well organised, with the ability to manage multiple jobs and competing priorities.
- Confident dealing with contractors, customers, landlords and tenants.
- Comfortable making decisions, solving problems and taking responsibility.
- Commercially aware, with an understanding of the importance of delivering good service efficiently.
- Confident using software and interested in improving systems and processes.
- A clear and friendly communicator with excellent attention to detail.
Experience with ServiceM8 or similar job management software would be an advantage, but isn't essential.
You don't need to be a qualified tradesperson, although a practical understanding of building maintenance and repairs would be extremely useful.
Working arrangements: This is an office-based role, (Edinburgh City Centre, Monday to Friday) with regular visits to properties as required. Home working is not available.
Driving licence: A full, clean UK driving licence (or equivalent licence valid in the UK) is essential. A company car is provided for work-related travel.
Why join HomeForce?
We're a small, established business with ambitious plans to grow our property management services.
You'll work directly with the owner and have a genuine opportunity to influence how the businesses develop.
We offer a friendly, supportive working environment, considerable variety and the opportunity to take ownership of an important part of our operations.
For someone who enjoys improving the way things work, rather than simply following existing procedures, this could be a particularly rewarding role.
