General Manager – Edinburgh
Location: Edinburgh, Scotland
Salary Range: £65,000–£75,000 + 10% annual KPI-linked bonus
Introduction
Our client is seeking an experienced General Manager to lead the operation of its residential development in Edinburgh. This is an opportunity for a capable residential property leader to take responsibility for site performance, develop an effective on-site team and deliver a high standard of service for residents.
The successful candidate will combine strong operational leadership with commercial awareness, ensuring that the development is managed efficiently, teams are organised around clear priorities and financial objectives are achieved. The role will suit a hands-on, decisive professional who understands the demands of managing a residential property business and can balance service quality with operational and financial performance.
What you’ll do
You will oversee the day-to-day operation of the development, taking responsibility for service delivery, building presentation, resident engagement and the performance of the on-site team. You will establish clear working priorities, ensure responsibilities are understood and create an environment in which colleagues are supported, accountable and focused on delivering consistently high standards.
You will manage the site’s financial performance, including operating expenditure, budget control, income generation and net operating income. Working with the wider operations team, you will identify opportunities to improve efficiency, manage costs and enhance the commercial performance of the asset.
Resident experience will remain an important part of your remit. You will oversee service standards, resolve complaints and operational issues, develop resident engagement initiatives and ensure feedback is translated into meaningful improvements. You will also support leasing and marketing activity, monitor local market conditions and work to meet agreed occupancy, income and rental growth objectives.
You will maintain oversight of building operations, contractors, health and safety and statutory compliance, while providing clear operational and financial reporting. The role requires someone who can lead the site as a business, make sound decisions and ensure that both people and processes are working effectively.

- A proven ability to lead, organise and develop an on-site team.
- Commercial awareness and experience managing budgets, expenditure and operational targets.

- A resident-focused approach, with confidence handling complaints and resolving service issues.
- The ability to analyse performance, identify improvements and take ownership of outcomes.
- Clear communication and stakeholder management skills.
- A proactive, structured and commercially minded leadership style.
